North Naples is the part of Collier County that runs from roughly Pine Ridge Road north to the Lee County line, covering the 34108, 34109, 34110, 34119 and 34120 zip codes. It is where most families relocating to Naples end up, because it is the only part of the market that holds beach access, A rated public schools and newer construction in the same place.

How North Naples is laid out

  • 34108 is the beach corridor: Vanderbilt Beach, Pelican Bay, the Gulf front high rises, and Naples Park, which is one of the few areas near the sand with no association.
  • 34109 is central North Naples, established and convenient, close to Vanderbilt Beach Road, Airport Pulling and the hospital corridor.
  • 34110 runs north toward the Lee County line along Livingston and US 41, including the higher end golf communities near the border.
  • 34119 is Logan Boulevard and the Vineyards side, a mix of established and newer gated communities.
  • 34120 is east along Immokalee Road, where most of the newer large scale gated construction of the last fifteen years sits.

The communities buyers ask me about most

  • Riverstone, 802 GL homes on Immokalee Road with no CDD and a large family amenity center.
  • Stonecreek, newer GL construction on Logan Boulevard, also no CDD, competing for the same buyer.
  • The Quarry, roughly 500 acres of deep lakes with real powerboating and optional golf.
  • Quail West, estate homes across 1,180 acres with two Arthur Hills courses and mandatory club membership.
  • Talis Park, the Greg Norman and Pete Dye course with Vyne House and a tiered membership structure.
  • Valencia Trails, a 55 plus GL community of about 850 homes, now sold out and trading on resale.

Schools

North Naples holds the strongest cluster of public schools in Collier County, which is the single most common reason relocating families narrow to this area before they have picked a community. Commonly zoned schools across the area include Laurel Oak, Pelican Marsh, Osceola and Veterans Memorial elementary schools, North Naples, Oakridge and Pine Ridge middle schools, and Gulf Coast, Barron Collier and Aubrey Rogers high schools.

Boundaries are redrawn periodically and a new high school changed assignments for part of the area. Verify the current zoning with Collier County Public Schools for the exact address before you decide.

What you are actually paying for

The list price is the smallest part of the comparison here. Two homes at the same price in North Naples can differ by more than a thousand dollars a month once you account for a CDD bond, association dues, club membership obligations, and an insurance premium that depends heavily on roof age and whether the home has impact glass.

When I put communities side by side for a client, I run total monthly carry, not sale price. It changes the answer more often than people expect.

What I tell buyers to check before they write

  • Whether the community carries a CDD bond and how many years remain on it.
  • Roof age, HVAC age and impact protection, and a real insurance quote before the inspection period ends.
  • The association budget, reserve study and assessment history, not the marketing sheet.
  • Any mandatory club membership and its current schedule in writing.
  • Current school zoning confirmed with the district, not with a listing remark.

How far is North Naples from the beach?

It depends on the zip. Homes in 34108 are at or near the beach. Communities east along Immokalee Road in 34120 are generally a twenty to thirty minute drive to Vanderbilt Beach depending on season traffic.

Which is better, North Naples or Olde Naples?

They serve different buyers. Olde Naples is walkable, historic, supply constrained and priced accordingly. North Naples offers newer construction, larger homes, gated amenities and the public schools. Families almost always land in North Naples, while buyers who want to walk to dinner and the beach land in Olde Naples.

Are North Naples communities gated?

Most of the newer large scale communities along Immokalee Road and Logan Boulevard are gated, some with a 24 hour manned gate. Areas such as Naples Park are not gated and have no association.

What is the difference between 34119 and 34120?

34119 covers the Logan Boulevard and Vineyards side of North Naples. 34120 runs further east along Immokalee Road and holds most of the newer large scale gated construction from the last fifteen years, along with the western edge of the acreage area.
