What acreage in Naples actually means

Golden Gate Estates is one of the largest platted subdivisions in the country, laid out on a grid of canals and unpaved and paved roads east of Collier Boulevard. Most lots are 660 feet deep, which is why homes here sit far back from the road with long driveways and genuine privacy behind them. Parcels are commonly 1.14, 2.27, 2.73 or 5 acres, and larger assemblies exist.

No HOA, and what that actually buys you

There is no association, no gate, no architectural review and no monthly dues. Residents keep horses, RVs, boats, trailers, workshops and detached structures. Two large animals including horses are generally permitted per lot under county rules.

The other side of that is honest: there is no association enforcing what your neighbor does either. Drive the road at different times of day before you buy. What is next door and across the street is a bigger factor here than in any gated community.

Well, septic and the things city buyers do not think about

Most of the Estates is on private well and septic. That means water quality, well depth and pump age are your responsibility, and a septic system has a service life and a replacement cost. Many homes run a water treatment system because of mineral content. Electrical service extension can be a real cost on a vacant lot depending on distance to the nearest pole.

None of this is a reason not to buy here. It is a reason to budget for it accurately instead of discovering it after closing.

Building on a vacant lot

If you are buying land to build, the questions that decide whether a lot is worth owning are wetlands and environmental designation, native vegetation retention requirements, whether the parcel needs a state environmental resource permit or qualifies for an exemption, road access and whether the road is county maintained, fill requirements and elevation, and the cost and timeline to bring in power.

Some lots come with an exemption letter and site plan already in hand from the Florida Department of Environmental Protection, which shortens the path considerably. Ask whether that documentation exists before you assume a lot is buildable.

What I tell buyers to check before they write

  • Wetlands and environmental designation on the specific parcel, not the general area.
  • Road access and maintenance. Paved, county maintained, or neither.
  • Distance to the nearest power pole and a written estimate for service.
  • Well depth, pump age and a water test. On an existing home, add the age and condition of the septic system.
  • Flood zone and required elevation, which drives both insurance and fill cost.
  • Whether an environmental exemption letter and site plan already exist for the parcel.
