Royal Palm Golf Estates

Royal Palm Golf Estates

You can live on a golf course in Naples without ever joining the club. Royal Palm Golf Estates is the clearest example of it in Collier County, and it is where I have sold twice.

Most golf communities here decide your monthly number before you have picked a house. Dues come with a club attached, or a membership comes with an initiation fee due in cash at closing. Royal Palm works the other way around, and it is the reason the place is worth understanding even if golf is not why you are looking.

What Royal Palm Golf Estates actually is

A gated community of single family homes in East Naples, in the 34114 zip code, off the Tamiami Trail roughly five miles east of the Collier Boulevard intersection. It is built around Eagle Lakes Golf Club, an eighteen hole par 72 course at 18100 Royal Tree Parkway.

Published counts put it somewhere around 356 to 380 homesites depending on the source, and I would treat any exact figure with suspicion. Construction started in the late 1990s and has never fully stopped, so you will find homes from 1998 sitting a few streets from homes finished this year. Greenwood, Royal Hammock, Lake Hammock, Ensenada, Fairmont and Broadview are the streets you will see most often.

Lakes and preserve views run through a lot of it, and the eastern edge of the community sits against open land.

The golf, and why it decides everything else

Eagle Lakes operates independently of the homeowners association.

That single sentence is the whole community. There is no mandatory golf membership and no bundled golf cost inside your dues. The course is daily fee and open to the public, it runs optional annual pass programs for people who play often, and residents pay as they play or buy a pass. You live on the course and you decide whether to use it.

In most Naples golf communities you do not get that choice. Dues either carry golf whether you touch a club or not, or a membership is a condition of ownership with an initiation that can run from about $5,000 to well over $100,000. I wrote the full breakdown of the three structures, and which Naples courses you can actually play without joining, in the guide to golf in Naples.

What that does to your monthly number

Association dues here are low by Naples golf community standards, for exactly the reason above. You are paying for the neighborhood rather than quietly funding a club.

I am not going to print a figure, and you should be careful with anyone who does. Published amounts for this community vary widely between sources, partly because some quote quarterly and some quote monthly, and partly because they are pulled from old listings. Get the current number from the association in writing, and get it alongside what it covers.

Ask the same question about a Community Development District. A CDD assessment arrives on the property tax bill looking like property tax, and it is a separate line from your dues. Whether one applies can depend on the specific parcel. I explain how the two differ, and why a community can carry both, in the guide to CDD against HOA fees.

The homes

Single family throughout, with a construction span of more than twenty five years, which means the range inside one gate is wider than people expect.

My own two closings make the point. Both were on Greenwood Drive. One closed at $685,000 in June 2025 and the other at $990,000 in April 2026. Same community, same street, roughly $300,000 apart.

What accounts for that is age, condition and what has been done to the house, not location inside the gate. In a community that has been building since the nineties, the year on the permit matters more than the view.

What the roads look like, and how far is the drive

You are east of Collier Boulevard, off the Tamiami Trail. That is the trade: you get more house and a lower carrying cost, and you accept that almost everything is a drive.

Golf carts are permitted on the community's streets, which is part of how the place functions day to day. Inside the gate, the cart is genuinely transport rather than a novelty.

Heading west on 41 puts you at the Collier Boulevard intersection in a few minutes and into the Bayshore and East Naples restaurant area after that. Downtown Naples and Fifth Avenue South are a longer run up 41. Marco Island is south and east, and it is closer than most of Naples.

Where the beach is

Marco Island, not the Naples city beaches.

That surprises people who assume a Naples address means the Naples beaches are the default. From here the city beaches are a longer drive north through traffic that gets considerably worse between November and April. Marco's county beach lots charge at the meter or take a Collier County Beach Parking Permit, and they fill in season, so arriving early is the difference between parking and circling.

Restaurants

There is no walkable restaurant district, and the community is not trying to have one. There is a clubhouse with a restaurant and bar attached to the golf course, which is where a lot of the eating out actually happens.

Beyond that, dinner means getting in the car. The East Naples and Bayshore corridor along 41 is the nearest cluster, and I keep a running list of where to eat by area in the Naples restaurants guide.

What I tell buyers to check before they write

  • The current dues figure, in writing, with what it covers. Not the number on the listing. Listings carry stale figures constantly.
  • Whether a CDD applies to that specific parcel, and if so what the annual assessment is and when the bond retires.
  • Eagle Lakes pass pricing, from the pro shop. If golf is part of why you are buying, call the course directly and ask what an annual pass costs and whether resident rates exist. Do not take that from a listing or from me.
  • Roof age, and an insurance quote based on it, inside your inspection period rather than after. In a community spanning 1998 to now, roof age varies enormously house to house, and it moves the premium more than anything else on the property. The insurance guide covers what actually drives the number here.
  • The golf cart rules in the association documents, including where carts may go and any requirements for operators and lighting.
  • Open permits. On a house that has been added to or re-roofed over a long build-out, an unclosed permit is a common and findable closing delay.

What has sold here

I have closed on Greenwood Drive twice. 18018 Greenwood Drive at $990,000 in April 2026, and 18013 Greenwood Drive at $685,000 in June 2025. Both appear on my recent sales page with every other closing, address and price included.

Two sales on one street, three hundred thousand apart, is the most useful thing I can tell you about this community. Do not price it from a community average. Price it from the house.

Common questions about Royal Palm Golf Estates

Where is Royal Palm Golf Estates?

In East Naples, Florida, in the 34114 zip code, off the Tamiami Trail roughly five miles east of the Collier Boulevard intersection. It is a gated community of single family homes built around the Eagle Lakes golf course.

Do you have to join the golf club to buy in Royal Palm Golf Estates?

No. Eagle Lakes Golf Club is a daily fee public course that operates independently of the homeowners association. There is no mandatory golf membership and no bundled golf cost in the dues, so residents pay as they play or buy an optional annual pass.

Are HOA fees high in Royal Palm Golf Estates?

They are low by Naples golf community standards, largely because golf is not bundled into them. Published figures vary between sources and some are pulled from old listings, so confirm the current amount with the association in writing, along with what it covers and whether a CDD applies to the specific property.

Can you drive a golf cart on the streets in Royal Palm Golf Estates?

Yes. Golf carts are permitted on the community's streets, and inside the gate the cart functions as real transport. Confirm the current rules in the association documents, including where carts may go.

How far is Royal Palm Golf Estates from the beach?

Marco Island is the closest beach rather than the Naples city beaches, which are a longer drive north. Marco's county beach lots charge at the meter or take a Collier County Beach Parking Permit, and they fill in season.

When was Royal Palm Golf Estates built?

Construction began in the late 1990s and has continued since, with new homes still being completed. Published homesite counts run roughly 356 to 380 depending on the source. Because the build-out spans more than twenty five years, the year a specific house was built matters a great deal to its condition, its insurance and its price.

Is Eagle Lakes Golf Club open to the public?

Yes. Eagle Lakes is an eighteen hole par 72 daily fee course at 18100 Royal Tree Parkway, open to the public, with optional annual pass programs. Access policies and ownership at any course can change, so confirm with the pro shop before driving out.

What is the price range in Royal Palm Golf Estates?

Wider than most single communities. My own two closings on Greenwood Drive were $685,000 in June 2025 and $990,000 in April 2026. The spread comes from age, condition and what has been done to each house rather than from position inside the community.
