Meet Philly
Philly Rodriguez is a Naples Realtor® and founder of The Philly Rodriguez Group, known for her rare blend of energizing presence and steady calm.
The eldest of five. Immigrated from Haiti. Her family never had anything handed to them. She spent years looking after people on the worst days of their lives.
She left the ER in 2021, not because she stopped caring about people, but because she wanted to be useful to them somewhere else, at the biggest financial decision most of them will ever make.
Having your back is not a service she added. She was the eldest of five before she was anything else.
She has lived here for more than thirty years. Long enough to understand the neighborhoods, traffic patterns, which communities carry a CDD on top of the HOA, and what insurance really runs on a home built before the current code.
She works with one belief. Every Move Marks a new chapter you’ve worked for. Make Every Move Matter.
Most Naples homes that sit lost their leverage before the first showing.
Can we even sell right now? And can we make what we need to move on? Those are the two questions, and most sellers never say either one out loud, so nobody ever answers them. You should have both answered before the sign goes in the yard.

How leverage gets lost
It is almost never only the price. Photos shot in twenty minutes on a gray afternoon. Rooms still full of your life, so a buyer scrolling at eleven at night sees furniture instead of space. Nothing for them to step into.
The first weekend is busy. The second is quieter. By week three someone suggests a small reduction. Then another. Your home stops being the new listing and becomes the one that has been sitting, and every buyer opens it asking what is wrong with it.
It still sells. Later, and for less.
The goal was never to test the market. The goal is to make a move.
Your home and your nervous system both deserve a strategy.
The Power Move Method
I did not learn this in a class. I built it out of the listings I watched go wrong, and every home I take runs through it in the same order, every time.
Diagnose
You cannot negotiate from a number you were never sure of.
Reposition
Your first showing happens on a screen.
Visibility
Available is not the same as wanted.
Restoration
A listing that has been sitting can start over.
Every move marks a new chapter you’ve worked for.
What the marketing actually looks like
Step three, in my own words. What I actually do with a Naples listing once it goes live.
Trust the strategy, and what it has produced.
Every address belonged to someone.
A couple finally retiring, after saying next year for six years running. A family that outgrew a house they still loved. A widow deciding whether to stay in the home her husband built. A seller two states away doing all of this by phone, trying to close one chapter with some dignity before the next one starts.
None of them were trying to win a negotiation. They were trying to move on with what they had earned still intact.
That is what the method is built to protect.
Past sales

Every closing is published, all 46 of them, with the price.
Real people. Real results.
Start with the diagnosis
The Equity Protection Audit is step one of the method, and you can have it before you commit to anything. A straight read on your home, your price and your market, so you know what your equity is actually worth today and what it would take to protect it. Given to you straight, with no pitch attached. You keep the findings either way.
What happens next
You will know what your home is realistically worth, what to fix and what to leave alone, and what the first three weeks should actually look like. You will not be guessing, and you will not find out a year from now what a number quietly cost you.
Make every move matter.
