Stonecreek
Stonecreek is a gated GL Homes community on Logan Boulevard just off Immokalee Road in North Naples, Florida, in the 34119 zip code. It was built between roughly 2016 and 2019, carries no CDD bond, and sits in one of the strongest public school pockets in Collier County, which is why it competes directly with Riverstone for the same relocating family.
What Stonecreek is
Stonecreek is newer than most of its North Naples competition, which shows up in three places that matter: roof and mechanical age, construction to more recent building code including impact glass on much of the inventory, and a floor plan mix built for how families actually use a house now rather than how they used one in 2006.
The amenity campus sits on about six and a quarter acres with a clubhouse just under fourteen thousand square feet: a resort pool and lap pool, a splash area, indoor sport court, tennis and pickleball, a fitness center, a social hall and an activities program.
No CDD, and why that is worth real money
A CDD bond in a comparable Collier County community can add several hundred dollars a month to the carrying cost, often for twenty or thirty years, and it does not build equity. Stonecreek does not carry one. When you compare Stonecreek against a community that does, compare the total monthly number, not the list price.
The homes
GL Homes delivered Stonecreek in phases with plans running roughly 1,853 to about 4,800 square feet, from single story three bedroom layouts through large two story homes with lofts, bonus rooms and three car garages. Because the whole community went up inside four years, condition and style are consistent and resale comparables are unusually clean to read.
Price spread here comes down to lake or preserve exposure, whether the home has a private pool, garage count, and how much builder upgrade was taken at the time of construction.
Location and schools
Logan Boulevard puts Stonecreek a few minutes from Immokalee Road, with Founders Square, Seed to Table and the Collier Boulevard corridor close by and I 75 a short drive east. Vanderbilt Beach is roughly twenty five minutes depending on season.
Zoned schools have been Laurel Oak Elementary, Oakridge Middle and Gulf Coast High School. Collier County adjusts boundaries periodically, so confirm the current assignment with the district for the specific address.
What I tell buyers to check before they write
- The current HOA budget and reserve study. Dues around $316 a month have been typical, but Florida association budgets have moved with insurance and reserve funding requirements. Get the current figure.
- Whether the home has impact glass throughout or relies on panels. This changes your insurance premium and your hurricane season.
- Which builder upgrades were actually taken. Two identical plans can be twenty percent apart on finish.
- Lake or preserve exposure at the time of day you will use the lanai. Western exposure in Naples is a different house at five in the afternoon.
- Lease restrictions if you might rent the home out.
