What a Naples home actually costs per month
In most of the country a house costs what the mortgage says it costs. In Naples, insurance, flood zone and community fees can move the monthly payment more than a hundred thousand dollars of purchase price would.
The pre approval just never priced Naples.
Somebody calls me thrilled, pre approved for a number, and we find a house that fits it perfectly. Then the insurance quote lands and the payment is four hundred dollars a month higher than the one they budgeted for. Nothing went wrong. Nobody lied. The number was simply built somewhere else, against a national average, before anyone looked at this roof on this street in this flood zone.
The five pieces of a real Naples payment
- Principal and interest. The only part a pre approval reliably gets right. At 6.5% on a $450,000 loan that is roughly $2,844 a month. At 6% it is $2,698. At 7% it is $2,994.
- Property taxes. Collier millage runs about 0.82% of assessed value. Florida homestead gives a $50,000 exemption on a primary residence plus the Save Our Homes 3% annual cap. A second home gets neither, and is capped at 10%.
- Homeowners insurance. The piece that breaks out of state budgets. Collier averages around $5,500 a year and coastal Naples runs well above it. Roof age and construction year drive the quote.
- Flood insurance, required in FEMA Zones AE and VE, running $500 to $3,500 or more a year. Naples flood zones change block by block, which is why the flood determination gets pulled before the first showing rather than during inspection week.
- HOA and CDD. Two separate things, and the second one surprises almost everyone.
The HOA and CDD question, asked before anyone tours anything
An HOA is the community association. A CDD is a separate district assessment that pays off the infrastructure bonds for the community, and it is billed on top of the HOA. Plenty of buyers find out about it at closing.

A lender who does not work Collier regularly underestimates the insurance escrow, misses a CDD assessment, and gets surprised by a condo reserve study. None of that is malice.
