Talis Park
Talis Park is a private golf community on Livingston Road in North Naples, Florida, in the 34110 zip code. It is built around one of the few golf courses anywhere co designed by Greg Norman and Pete Dye, and it is one of the more architecturally deliberate communities in Naples, which is either exactly what you want or completely beside the point depending on the buyer.
The course is the reason people look here
The par 72 layout runs about 7,015 yards and carries real elevation change, which is unusual in Southwest Florida where most courses are flat. It is planted in Sea Dwarf Paspalum and the bunkering reads Mediterranean rather than Florida. Norman and Dye rarely worked together, and the collaboration is a large part of why the course gets the attention it does.
Vyne House and the club
Vyne House is the social center: multiple dining rooms, Casa Cortese for casual dining and sport, a fitness center, a spa, and a lawn and racquet club. The community also runs a beach shuttle to the Gulf, which matters more than buyers expect once they are living here in season.
Membership tiers
Talis Park offers a full golf membership and a lower cost sport membership. Recent published figures have shown a golf initiation near $97,500 with annual golf dues around $16,960 and a food and beverage minimum near $1,200, while sport membership has been quoted near $35,000 initiation with annual dues around $6,740.
Treat those as reference points, not quotes. Club schedules change, and the only number that matters is the one the club puts in writing for your closing date. I request it directly before an offer goes out.
HOA dues and the homes
Single family homeowners association dues in Talis Park have generally run in the range of roughly ten to twelve thousand dollars a year depending on the enclave and what that enclave maintains. Condominium and coach home enclaves are structured differently.
The community is a mix rather than one product type: custom estate homes, detached villas, coach homes and luxury condominiums, arranged in distinct enclaves that each have their own character and their own sub association. Which enclave you are in changes your dues, your maintenance responsibilities and your resale pool.
What I tell buyers to check before they write
- Which enclave the home is in and what that sub association covers versus the master association.
- The current membership schedule in writing, including whether a golf membership conveys or whether there is a wait.
- Total annual carry. Master dues, sub association dues, club dues, food and beverage minimum, taxes and insurance. Buyers routinely underestimate this by a wide margin.
- Insurance quotes before you remove your inspection contingency, not after. Premiums in Collier County have moved sharply.
- Reserve study and assessment history for both the master and the sub association.
You can see the full record of what I have closed across Collier, Lee, Charlotte and Sarasota counties on my recent sales page.
