How South Naples is laid out
- 34113 is the Lely and country club corridor, holding Lely Resort, Eagle Creek and a large stock of golf and maintained communities along Collier Boulevard.
- 34114 runs further south toward the Marco Island bridge and takes in Fiddlers Creek, Naples Reserve and the newer construction along US 41 East.
The through line is scale. Communities here were planned as complete resorts rather than as subdivisions, which means bigger amenity buildings, more golf, more lake, and more structure around what you own.
The communities that define it
- Lely Resort runs three courses including Flamingo Island and the Classics, anchored by the Players Club and Spa.
- Treviso Bay holds the only TPC course in Naples, with a large club and a bundled golf structure in part of the community.
- Fiddlers Creek is one of the largest master planned communities in the county, with an extensive club and spa.
- Naples Reserve is built around a 125 acre lake with a boat house, paddle sports and a beach, and it is one of the few places in Naples where the water is actually usable.
- The Isles of Collier Preserve by Minto sits on roughly 2,400 acres with kayaking on the Cypress Waterway and a strong preserve orientation.
- Verona Walk and Winding Cypress serve buyers who want maintained living without a club obligation.
CDD bonds are common here, and they change the math
Several of the largest South Naples communities are funded with a Community Development District bond. That bond appears on the tax bill, often for twenty or thirty years, and it can add several hundred dollars a month on top of association dues. It does not build equity and it does not go away when you pay your mortgage down.
Some sellers can pay it off, some cannot, and some listings quote a monthly figure that quietly leaves it out. Before you compare a South Naples community to a North Naples community with no bond, get the CDD balance and the annual amount for the exact address. This is the single most common place I find a buyer comparing two numbers that are not comparable.
Marco Island and the water
South Naples is the closest part of the mainland market to Marco Island, which matters for buyers who want the beach and the boating without paying island prices. It also puts you close to the Ten Thousand Islands and the backwater fishing, which is a different Florida than the Gulf front experience up north.
If boating is the reason, be specific about what you need. Some communities offer a boat house and lake access, some offer dry storage, some offer nothing and you will be trailering to a ramp.
What I tell buyers to check before they write
- The CDD bond balance and the annual amount, and whether the seller is willing to pay it off.
- Whether golf membership is bundled, optional or mandatory, and the current schedule in writing.
- Total monthly carry. Master dues, sub association dues, CDD, club, taxes and a real insurance quote.
- Roof age, HVAC age and impact protection, before your inspection period ends.
- Flood zone and elevation, particularly in the southern half toward the Marco corridor.
- Lease restrictions and minimum lease terms if this is a seasonal or investment purchase.
