What Riverstone actually is

Roughly 300 acres of the site was left as preserve and twelve lakes were cut through the community, so a large share of homes back to water or green space rather than to a neighbor. The clubhouse is the centerpiece: a resort pool with a water slide and splash area, a separate lap pool, indoor basketball, tennis and pickleball, a fitness room, a social hall and a supervised kids room.

It is a family community first. If you want quiet and golf, this is not the right fit and I will tell you so. If you want your kids to be able to ride a bike to a pool without leaving a gate, it is one of the strongest options in North Naples.

Who Riverstone suits

  • Families relocating to Naples who need A rated public schools and a community their children can actually use year round.
  • Buyers who do not want a CDD. Many competing North Naples communities carry a bond that adds hundreds a month on top of HOA. Riverstone does not.
  • Second home owners who want a lock and leave with a manned gate rather than a call box.
  • Move up buyers who need four or five bedrooms plus a real home office without going to a custom build.

The homes

Riverstone is entirely GL Homes product, delivered in phases from 2011 into the late 2010s. Floor plans run from mid sized two and three bedroom layouts up to large two story homes with five plus bedrooms, lofts and three car garages. Because the whole community went up inside a single decade, resale condition is generally strong and the architecture is consistent street to street.

The variables that move price most here are lake or preserve exposure, whether the home has a private pool, garage count, and how much of the original builder finish has been updated. Two homes with the same floor plan can sit a long way apart on price for exactly those reasons.

HOA dues and what they cover

Dues have generally run in the neighborhood of $450 a month, and they cover the manned gate, all of the clubhouse amenities, common area and lake maintenance, lawn care and basic cable and internet packages. Treat that figure as a working number, not a quote. Association budgets move, and Florida communities have seen real increases in insurance and reserve funding since 2023. Ask for the current budget and the most recent reserve study before you write an offer.

Schools and location

Riverstone sits on Immokalee Road with quick access to Collier Boulevard and I 75. The Founders Square and Seed to Table corridor is minutes away, Mercato is about fifteen minutes west, and Vanderbilt Beach is roughly a twenty five minute drive depending on season traffic.

Zoned schools have been Laurel Oak Elementary, Oakridge Middle and Gulf Coast High School. School boundaries in Collier County are redrawn periodically, so confirm the current assignment with the district for the specific address you are considering.

What I tell buyers to check before they write

  • The lake or preserve view you are paying for. Walk the lot at the time of day you would actually use the lanai. Western exposure in Naples is a very different house at 5pm.
  • Roof and HVAC age. The earliest phases are now past a decade. Insurance carriers price those two items harder than almost anything else in Florida.
  • The current HOA budget, reserve study and any special assessment history. Not the marketing sheet. The actual documents.
  • Hurricane protection. Whether the home has impact glass throughout or relies on panels changes both your insurance premium and your comfort level in September.
  • Lease restrictions if you have any intention of renting the home out.
