The Equity Protection Audit
Your house came off the market. Before you relist it, find out why.
Most homes that don’t sell aren’t bad homes. They were set up wrong, and nobody told the seller which part. This finds the part.
I’m Philly Rodriguez, a former ER nurse, a Naples local for 35 years, and I help sellers sell their home without giving it away.
2 minutes 36 seconds. What the audit is, and what it isn’t.
Two houses that didn’t sell, and what changed.
Read these before anything else. If what happened to these two sounds like what’s happening to yours, the rest of this page is worth your time.
365 days, then 88
365 days on the market. Then two offers, and it closed in 88 days.
We met by accident. I was showing the home to one of my buyers the year before, and we talked for maybe twenty minutes that day. A full year later, the seller called me. The house had come off the market without selling.
I went back through what had happened. I asked for the showing feedback and never got access to it, so I worked from the listing itself and built a Power Move strategy from scratch. We changed how the home was prepped. I identified the buyer avatar and rewrote the narrative for the person who was actually going to fall in love with it.
The first offer came in within 30 days. It fell through, and that happens even in a strong market. A second offer came two weeks later, and the house closed 88 days after we relaunched it.

75 days, then 9
75 days on the market and no sale. Nine days with me, $31,000 over asking.
It had been listed for 75 days and came off without selling. The photos didn’t do it justice, and every buyer who walked through had a different excuse for why it didn’t work for them. Different excuses usually mean the same thing. The strategy wasn’t going after the right buyers.
I rebuilt the listing top to bottom and repositioned the home for the audience that was actually going to want it. There were two types of buyers I already knew were strong fits, and they got the first call.
We listed, and nine days later we had an offer $31,000 over asking.

So what’s actually wrong with yours?
When a house doesn’t sell, there are only four real reasons, and they aren’t interchangeable. A presentation problem and a price problem look identical from the outside and they have opposite fixes. Guess wrong and you drop the price on a house that needed photographs.
The price
People were looking, and the number either never moved or moved too late.
How it showed
People came through, and nobody came back for a second look.
The marketing
The house never got in front of the people who actually buy homes like it.
The house or the location
You got close, or you kept hearing the same thing back from different buyers.
The Equity Protection Audit is the diagnosis. Before you relist, before you reduce, before you sign anything with anyone.
What you get
- The reason it didn’t sell, named. Not a list of possibilities. The one that actually stopped it, and how I can tell.
- Your real net at three prices. What lands in your pocket at the number you want, the number the market will respond to, and the number in between.
- What a buyer’s inspector will find. The things that quietly shrink your buyer pool before anyone makes an offer.
- Your competition, read honestly. What’s actually sitting against you right now in your specific community, and what the ones that sold did differently.
- The relaunch plan. Photography, copy, timing, and who gets the first call. Written down, so you can run it with me or without me.
What guessing costs
The usual move after a house doesn’t sell is to cut the price. Sometimes that’s the right answer. When it isn’t, you’ve paid for the wrong answer out of your own equity, and the original problem is still sitting there.
A price reduction is permanent and it’s public. New photographs are neither. That’s the whole argument for finding out first.
You keep all of it either way.
I’m not going to ask you to list with me to find out what went wrong. You get the findings, the net sheets and the plan whether you hire me, hire someone else, or decide not to sell at all.
If I look at your house and the honest answer is that nothing’s wrong and you just need a different month, I’ll tell you that too, and we’ll be done in twenty minutes.
How it works on my side
Step one
Diagnose
The audit. We find the reason, and we don’t guess at it.
Step two
Reposition
Not just back on the market. Repositioned for the buyer who connects with the home.
Step three
Visibility
New photos, new copy, a real relaunch, and ads aimed at the buyer who fits. We go and find them.
Step four
Restoration
The home stops looking like the one that didn’t sell, and you stop negotiating from behind.
This isn’t for everyone. If you’re set on a number the market has already answered twice, an audit won’t change that and I’m not the person who will tell you otherwise. If you want someone to agree with you, there are plenty of agents who will. I’d rather be useful than agreeable.
Not ready to talk to anyone yet?
Take the quiz instead. Six questions, no phone call, and it tells you which of those four reasons is most likely yours. Plenty of people start there and never call me, and that’s a fine outcome.
Questions people ask me first
What does it cost?
Nothing. There’s no charge and there’s nothing to sign. I’d rather be the person you call when you’re ready than the person who charged you to look.
Do I have to list with you afterward?
No. There’s no listing agreement attached to this and no obligation of any kind. Some people take what I find and relist with the agent they already had. That’s a fine outcome.
How long does it take?
The walkthrough is about fifteen minutes. After that I put the findings together and bring them back to you in writing, so you have something you can actually sit with and compare against whatever anyone else tells you.
My house is still listed with another agent. Can you look at it?
Not while it’s listed. If you’re under contract with another brokerage, I’m not permitted to approach you about it, and I won’t. Take the quiz instead, keep the answer, and if the listing ends without selling, call me then.
What if the answer really is the price?
Then I’ll tell you that, and I’ll show you the net at three different numbers so you can see what each one actually leaves you. Finding out it’s the price is still worth knowing. It’s guessing that it’s the price, cutting, and being wrong that costs you.
I’m not sure I want to sell anymore.
That’s a real answer and it’s a common one. Knowing what your home would do on the market, and what it would net you, is useful information whether you list it next month or stay another five years.
