What these four numbers actually tell you
Months of supply is the one I watch hardest. At 5.8 months, down from 8.7 a year ago, inventory is tightening rather than piling up. That is a meaningfully different market than the one people are describing on the news.
Closings up 14.5% year over year with available homes down 21% is the same story from the other side. More is selling, less is sitting. The median holding at $590,000 with a 2.6% gain says prices are steady rather than spiking or sliding.
None of that tells you what your house is worth. A countywide median is close to useless for a specific address, because the market in Olde Naples and the market in Golden Gate Estates are not the same market wearing one name.
What I would actually look at for your house
- How long comparable homes in your specific community have sat, not the county average.
- What they closed at versus what they listed at.
- How many are pending right now, which tells you about demand this month rather than last quarter.
- What the association is doing with reserves and assessments, because that moves buyer willingness.
Those four answers tell you more than any market headline, and they are all knowable before you list.
