The lakes are the point

Stone Lake, Heritage Lake and Boulder Lake connect into a chain deep enough for real boating rather than the decorative retention ponds most Florida communities call lakes. Residents run powerboats up to twenty six feet, water ski, wakeboard, paddleboard and fish. Boulder Lake carries a dedicated slalom course. Many homes on the water have private docks and lifts.

If boating is why you are moving to Florida and you do not want to keep a boat at a marina thirty minutes away, this community solves a problem that almost nothing else in Naples solves.

Golf is optional, which matters

The Quarry Golf Lodge offers an eighteen hole Hurdzan Frye championship course with its own clubhouse and restaurant, but golf membership is not mandatory. That is a meaningful distinction from most Naples golf communities, where the membership obligation comes attached to the deed. Buyers who do not play can own here without carrying a golf number they will never use.

The Beach Club and Lake Lodge

The Beach Club and Lake Lodge sit on a sand beach on the water and anchor the social side of the community: a resort pool, a tiki bar and restaurant serving lunch and dinner daily, a fitness center and movement studio, tennis and pickleball, bocce, and a full time activities director. The programming is active enough that it is a real part of what people are buying.

The homes and how dues are structured

Product runs from carriage homes through single family to estate homes, roughly 1,654 to 5,650 square feet, spread across neighborhoods that each have their own feel and their own sub association.

Dues here are layered and this is where buyers get surprised. There is a master association fee, and then a separate sub association fee for your specific neighborhood. Reported figures have run in the range of about $1,130 per quarter for the master plus roughly $1,200 to $1,600 per quarter at the sub association level, with recent listings showing combined quarterly figures higher than that. Total annual recurring cost can land anywhere from roughly eight thousand to seventeen thousand dollars depending on the neighborhood and whether golf is included.

Ask for both schedules in writing for the exact address. A number quoted from another neighborhood in the same community can be off by thousands a year.

  • Both association schedules for the specific address, master and sub, in writing.
  • Whether a dock and lift convey, their permitted size, and the condition and age of the lift.
  • Lake depth and access at your lot, because not every waterfront position on the chain is equal for boating.
  • Seawall condition where applicable.
  • Whether golf membership is attached to the property you are buying or genuinely optional for you.
  • Roof, HVAC and impact protection age, which drive your insurance quote more than anything else.
