When a home comes off the market unsold, the market has already formed an opinion of it. The longer it sat, the firmer that opinion got. Most agents respond by relisting with the same photos, the same description and the same price, and the market reads it as the same house with the same problems.
We do not relist. We relaunch.

Before anything goes live again, I run the Equity Protection Audit™. It is an in home walkthrough, about an hour, and it is where we find out exactly why the house did not sell so the cause gets fixed instead of relisted.
- Service history documented. Roof, HVAC, water heater, appliances.
- A current wind mitigation report pulled, to lower a buyer’s insurance projection. Florida buyers shop insurance before they shop houses.
- AC and roof examined hard. The two items most tied to insurability here.
- Leaks, moisture and deferred repairs flagged before a buyer’s inspector turns them into a price cut.
- A real comp analysis for your neighborhood and your buyer pool, not a county average.
- Pricing locked before listing, not after.
You walk out with three things: what the home would sell for today, what has to happen before it goes back on the market, and a net proceeds estimate at today’s numbers.

What actually changed on the ones that sold
I have taken listings that sat for months with another agent and got them under contract after a relaunch. Here is the part sellers do not expect: what changed was prep and price presentation. Not the photography. Not the ads. Not the targeting.
The cheapest part of the work is the part that does it. That is why the diagnosis comes first and everything else follows it.
The relaunch
- Reposition. Your home cannot just be on the market. It has to be the one buyers emotionally connect with the moment they see it. Most homes get marketed as a list of features, and a feature list is information, not a reason to write an offer.
- Visibility. Listing on the MLS and waiting is what most agents do, and it is why most homes sit. Your buyer is on Instagram, Zillow, Google and YouTube, so we go where the buyers are.
- A launch, not a repost. New photography including twilight, a cinematic tour, a dedicated property page, listing copy written to a specific buyer profile, paid campaigns built around your home, and a mid week launch to ride the weekend wave.
- The Twilight Neighbor Open House. An evening open house for the neighbors only, before the public walks through. People love to have a say in who moves in next door, and they know exactly who has been wanting into the neighborhood.
Why the last one sat
In almost every case it is one of three things, and none of them are about your house being unsellable.
- The price told buyers the wrong story. Today’s buyers have seen every comparable home online. When a home feels overpriced they do not counter, they move on.
- Something in the condition was doing the negotiating. The cheapest time to fix a problem is before a buyer’s inspector finds it. On your terms it is maintenance. On theirs it is a discount.
- Nobody saw it. When a home is posted on a personal or business page, less than two percent of that page’s followers ever see it. That is not marketing.
Beware the agent who tells you the highest number just to win your signature. If three agents say one number and a fourth promises far more, that fourth agent is not pricing your home. They are pricing your hope.
Questions I get after a listing expires
My Naples listing expired. Can the same house sell with a different agent?
Yes, and it usually does, but not by relisting it. The market formed an opinion while it sat. We find out exactly why it did not sell, fix that cause, and relaunch with new positioning, a new story and new visibility so the buyers who passed do not recognize it.
What is the difference between relisting and relaunching?
Relisting puts the same photos, description and price back in front of the same buyers, and the market reads it as the same house with the same problems. A relaunch changes the positioning and the presentation first, so the home returns as something new.
Why did my Naples house not sell?
Almost always one of three things. The price told buyers the wrong story, something in the condition was quietly doing the negotiating, or not enough of the right buyers ever saw it. The Equity Protection Audit is how we find out which one, instead of guessing.
Do I have to drop the price to sell an expired listing?
Not automatically. On the listings I have relaunched, what changed was prep and price presentation, not the photography or the advertising. Sometimes the number moves and sometimes it does not, but that decision comes after the diagnosis, never before it.
How soon after my listing expires should I do something?
Start with the diagnosis before you sign with anyone, including me. You want to know what a buyer’s inspector would find and what the sold data actually supports before you commit to a price or a strategy again.
