I have helped families move in, out and around this market. Some fell in love with it. Some left. I learned from both. This is the same conversation I would have with you sitting across a table. I will tell you what is good, and I will tell you what is going to annoy you in year one.
The quick read
Naples sits on the southwest coast of Florida, in Collier County, about two hours west of Miami and just south of Fort Myers. We are on the Gulf side. Warm water, calm bays, and sunsets that live up to the postcards.
It is smaller than you think
The City of Naples proper has roughly 20,000 residents. Most of what people call Naples is a string of communities and unincorporated areas across North Naples, East Naples, Golden Gate, Lely, and the corridor south to Marco Island. Saying you live in Naples could mean Olde Naples downtown, a Gulf high rise, a golf community ten miles inland, or an acre in Golden Gate Estates.
The pace
Quieter than Miami, less corporate than Tampa, more polished than most of the Florida coast. Downtown is walkable, the streets are clean, and in season restaurants book weeks out. Low key affluent, with a strong arts scene and a year round outdoor lifestyle.
The one thing to understand first
Season runs November through April. The snowbirds arrive, traffic doubles, and every restaurant fills up. Summer is the locals’ season. Hot, slow, beautiful, and a fraction of the crowd. Your first season will surprise you. Your second, you will know which restaurants to book in October.
Neighborhoods, by parts of town
Most guides list ten famous neighborhoods and skip the ninety percent of homes where real people actually live. The fastest way to orient you is not a tier list, it is the map.
In Naples, the first question is which side of I-75 you are on.
- West of I-75 is closer to the coast and more established. The Vanderbilt Beach Road corridor is where the growth is.
- East of I-75 is more land and better value, and in the Estates there is no HOA. Roughly twenty minutes to the beach.
- Olde Naples and downtown. Historic, charming, the most walkable part of the city. Walk from your door to Fifth Avenue South, Third Street, the Pier, the beach, and a dozen restaurants. If walkability matters, this is the answer.
The two questions that decide most of it
- The beach club question. It is the single biggest quality of life difference between two homes at the same price.
- The HOA and CDD question, asked before anyone tours anything. Two homes at the same price can carry a $900 a month difference.
And there is a Naples need nobody puts on their list until later: beach access. It belongs in the needs column from the start, not the wants column.
What a house actually costs to own here
In most of the country a house costs what the mortgage says it costs. Here, insurance, flood zone and HOA reserves can move your monthly payment more than a hundred thousand dollars of purchase price would. So we run the real number first: principal, interest, taxes, insurance, HOA and CDD, before touring rather than after.
