What makes a Naples home insurable
Four things quietly end deals at underwriting, and every one of them can be checked at a showing instead of during inspection week.
A house can pass a clean inspection and still fail at underwriting. In Florida the question is not only whether the home is sound, it is whether a carrier will write a policy on it at a price the buyer can carry. These four decide that.

Ask about all four before you write, not during inspection week.
A seller who has already re piped and re roofed will tell you gladly, because it is worth money to them. A seller who goes quiet has just answered you.
The inspections, and what they run
- Standard, $400 to $600. HVAC, electrical, plumbing, roof, structure. In Naples I have inspectors specifically flag polybutylene, Federal Pacific panels, and roofs past insurable life.
- Four point, $150 to $300. Required by insurers on homes thirty years and older. Always bundle it with wind mitigation in the same visit.
- WDO or termite, $75 to $150. Standard on almost every Naples purchase because of the climate. Required on VA loans.
Also worth checking
Pull the property’s Ian 2022 and Helene and Milton 2024 repair history. Unpermitted repairs void insurance. On canal front homes, seawall life matters: replacement runs $500 to $1,000 per linear foot.
The order that keeps your payment honest
Inspection first, then wind mitigation and four point in the same visit, then insurance quotes on the actual reports. Doing it that way means the insurance number you get is real, not an estimate off the listing. It is also why my clients rarely get a payment surprise between contract and closing.
