Get it during the inspection period, not after closing, so you can price insurance while you can still act on the answer.

Quote the house, not the county.
Two homes on the same street can carry wildly different premiums on roof age alone. County averages are useless for your decision. Get a quote on the specific address before you are under contract, and put that number in your budget next to principal and interest, not after it.

Inspection first. Then wind mitigation and four point in the same visit. Then insurance quotes on the actual reports. That way the insurance number you get is real rather than an estimate off the listing, and there is no payment surprise between contract and closing.
