Under $1.5M. The busiest bracket.
Highest transaction volume and the most buyer competition. Homes priced right still move. This is where you need to be ready to act quickly, and where a slow pre approval will cost you a house. Get the lender conversation done before you tour, not after you find something.
Condos $300K to $800K. The most leverage.
Inventory is elevated. Insurance costs, Milestone Inspections and reserve study concerns are keeping some buyers away, which works in your favor if you know how to read the documents. That is the whole trade here: the buyers who can read a Structural Integrity Reserve Study get a discount the ones who cannot are avoiding.

Inventory is up and sellers are negotiating on both price and terms. Terms are often where the real money is, and most buyers only ask about price. A seller paid buydown, a closing date that solves the seller’s problem, or the insurance paperwork handed over in the contract can be worth more than the number everyone is arguing about.
New construction.
Ave Maria, Fiddler’s Creek, Naples Reserve, and the Bonita and Estero corridor have the strongest builder incentives in three years. Rate buydowns, closing cost credits, design center dollars.
Bring your agent on the first visit. Every time.
Register at a builder alone and most will not let you bring representation in later. The site rep works for the builder, not for you. Also read base price against delivered price: base rarely includes the lot premium, the upgrades or the landscaping, and delivered commonly runs twenty to forty percent higher.

The goal is not to time the market. The goal is to buy in the segment where the numbers work for your situation. There is no perfect moment. Rates, prices, inventory and your own life all move on different schedules and never line up. The buyers who do well are the ones who buy when the numbers work for them.
