Golf in Naples: What It Costs, and Where You Can Play Without Joining a Club

You can live on a golf course in Naples without ever buying a membership. Most people looking here do not know that, because the communities with six figure initiation fees are the ones that get talked about.

The short answer. Naples golf communities come in three structures, and the difference between them is worth more money than the difference between the houses. Some bundle golf into your dues whether you play or not. Some require a membership with an initiation fee that can run from about $5,000 to $100,000 or more, paid in cash at closing. And some are unbundled, where the course is public or daily fee and a membership is entirely optional.

Royal Palm Golf Estates is the clearest example of the third kind, and it is where I have sold.

Here is how each structure works, which courses you can actually play without joining, and what to ask before you buy in any of them.

What are the three kinds of Naples golf communities?

Get this straight before you tour anything, because it decides your monthly number more than the price of the house does.

Bundled. Golf membership comes with the home and the cost sits inside your association dues. Everybody pays whether they play twice a week or never. The upside is that the dues are usually lower than a separate club membership would be and you have guaranteed access. The downside is obvious if you do not golf.

Equity or mandatory membership. You are required to join, and joining carries a one-time initiation fee due in cash at closing, plus annual dues and often a food and beverage minimum on top. That initiation runs from around $5,000 to $100,000 or more depending on the community. It is not financed into your mortgage. Some portion may be refundable when you sell and some is not, and that detail is in the club documents rather than the listing.

Unbundled, or pay as you play. The course exists, you live on it, and joining is your choice. You pay a green fee when you want to golf, or buy an annual pass if you play enough to justify it. Your association dues cover the neighborhood, not the club.

Most of what gets marketed as a Naples golf community is one of the first two. The third is the one people do not know to look for.

Which Naples golf courses can you play without joining?

Several, and they are spread across the county rather than clustered.

Eagle Lakes Golf Club, at 18100 Royal Tree Parkway in East Naples, is an eighteen hole daily fee course open to the public, generally open from early morning until early evening. It also runs optional annual pass programs for people who play often. This is the course that runs through Royal Palm Golf Estates, which is the whole point of the section below.

Hibiscus Golf Club, at 5375 Hibiscus Drive, is public and closer in than most of the others.

Arrowhead Golf Club, at 2205 Heritage Greens Drive in North Naples, is public and sits inside the Heritage Greens community.

Valencia Golf and Country Club is public and sits further east.

On rates, I am going to be careful rather than specific. Green fees here move with the season and with the time of day, and a morning tee time in February is a different price from an afternoon in August. Published rates commonly start around the high forties and climb substantially for a prime in-season morning. Call the pro shop for the day you actually want to play. Any number I print will be wrong within a few months, and a guide that sends you somewhere with a stale price is worse than one that tells you to call.

The same caution applies to which courses are public. Ownership and access policies change, resort courses open and close their public play, and a course that took outside play last season may not this one. Confirm before you drive out.

What is the lifestyle like in Royal Palm Golf Estates?

Quieter and more practical than the gated golf communities people usually picture, and the golf is the reason.

It is a gated community in East Naples built around the Eagle Lakes course, with a clubhouse, restaurant and bar, a driving range and practice facilities, and lakes and preserve views through a lot of it.

The thing that separates it: Eagle Lakes operates independently of the homeowners association. There is no mandatory golf membership and no bundled golf cost in your dues. You live on the course and you decide whether to play. Association fees here are low by Naples golf community standards for exactly that reason, because you are not quietly funding a club.

Golf carts are allowed on the streets, which tells you more about the daily rhythm of the place than any amenity list. It is a community where people drive a cart to the clubhouse.

Lots are generous, the streets are walkable and bike friendly, and it does not feel like a resort. If you want a gate, a course out the back and a clubhouse you can use without a five figure check, this is the structure to look at.

What it is not is a full amenity resort community. If you want a tennis program, multiple restaurants, a spa and a social calendar, the bundled and equity communities deliver that and this does not.

What do the roads look like, and how far is the drive?

You are east of Collier Boulevard, off the Tamiami Trail, roughly five miles east of the 951 intersection.

That puts you closer to Marco Island than to Fifth Avenue South. Downtown Naples is a real drive rather than a quick run, and in season it is longer. Marco Island is the nearer destination for a beach day.

The roads themselves are easy. The Trail carries you west toward town and east toward Marco and the Everglades, and the community sits off it rather than on it, so you are not living on a highway.

Drive it before you decide, at the hour you would actually drive it, in the month you would actually be here. That is the single most useful thing anyone buying in East Naples can do, and it is the thing almost nobody does.

Where is the beach from here?

Marco Island is your closest real beach, and that is a genuinely different answer from what people expect when they hear Naples.

The county beaches on Marco charge for parking at the meter or take a Collier County Beach Parking Permit, and they fill in season. I went through how beach access actually works there, including the membership that is not automatic with a deed, in the Marco Island guide.

Naples city beaches and the Vanderbilt Beach area are further north and are a longer trip from East Naples than from almost anywhere else people shop.

If walking to the Gulf is the point of your move, this is not the part of the county for you, and I would rather say that now than after you have toured four houses.

Where do you eat out here?

The clubhouse restaurant and bar at the course is the one you will use most, and that is not a small thing in a community where you can take a cart to dinner.

Beyond the gate, East Naples along the Trail has been filling in steadily, and the Marco Island dining scene is a short drive east. I keep a verified list of what is open across the county in the Naples restaurants guide, mapped by neighborhood, and I confirm every one is still open before it goes on that list rather than copying it from somewhere.

What you should know structurally is that this part of the county is not a walkable restaurant district and is not trying to be. Dinner out means getting in the car, or the cart if you are staying inside the gate.

What has sold here?

I have closed on Greenwood Drive inside Royal Palm Golf Estates, more than once.

18018 Greenwood Drive closed at $990,000 in April 2026, and 18013 Greenwood Drive closed at $685,000 in June 2025. Both are on my recent sales page with every other closing, address and price included.

What those two taught me is that the spread inside a single golf community is wider than people assume, and it is not only square footage. Position on the course, what the lake view actually is from the lanai rather than from the listing photo, the age of the roof, and whether the home has been updated all move it considerably. Two homes on the same street can be a long way apart.

What should you ask before buying in any Naples golf community?

Six questions, and the answers belong in writing before you write an offer.

Is golf membership mandatory, bundled, or optional? Ask it in exactly those words, because the sales office answer to “is there golf” tells you nothing.

If there is an initiation fee, how much, and is any of it refundable when you sell? Refundability varies and it is in the club documents.

What are the annual dues, and is there a food and beverage minimum? The minimum is a real recurring cost that people forget to count.

Is there a waitlist for membership? In some communities you can buy the house and wait years for the golf.

Is there a CDD on top of the association fee? It arrives on your tax bill looking like property tax. I went through how that works in CDD against HOA fees in Naples.

What is the all-in monthly cost? Not the price. Principal, interest, taxes, insurance, association dues and any club obligation. The formula for turning that into the income you actually need is in the Naples salary guide.

Frequently asked questions

Are there public golf courses in Naples, Florida?

Yes. Eagle Lakes Golf Club in East Naples, Hibiscus Golf Club, Arrowhead Golf Club in North Naples and Valencia Golf and Country Club all offer public play. Access policies and ownership change, so confirm with the pro shop before driving out.

Can you live on a golf course in Naples without a membership?

Yes. Royal Palm Golf Estates is built around Eagle Lakes Golf Club, which is a daily fee public course operating independently of the homeowners association. There is no mandatory golf membership and no bundled golf cost in the dues, so residents pay as they play or buy an optional annual pass.

What is a bundled golf community?

One where golf membership comes with the home and its cost is inside your association dues. Every owner pays whether or not they golf. Dues are often lower than a separate club membership would be and access is guaranteed, which suits frequent players and does not suit people who do not play.

How much is a golf initiation fee in Naples?

Where membership is mandatory, initiation commonly runs from around $5,000 to $100,000 or more depending on the community. It is due in cash at closing and is not financed into the mortgage. Annual dues and often a food and beverage minimum are charged on top.

Is the initiation fee refundable when you sell?

Sometimes partly, sometimes not at all. It depends on the club’s own documents and whether the membership is equity or non-equity. Get the answer in writing from the club before you write an offer rather than from the listing.

Where is Royal Palm Golf Estates?

In East Naples, off the Tamiami Trail roughly five miles east of the Collier Boulevard intersection, in the 34114 zip code. It is a gated community built around the Eagle Lakes golf course.

Does Royal Palm Golf Estates have high HOA fees?

Association fees there are low by Naples golf community standards, largely because golf is not bundled into them. You are paying for the neighborhood rather than quietly funding a club. Confirm the current figure and whether a CDD applies for the specific property before you make an offer.

Can you drive a golf cart on the streets in Royal Palm Golf Estates?

Yes, golf carts are permitted on the community’s streets, which is part of how the place actually functions day to day.

How far is Royal Palm Golf Estates from the beach?

Marco Island is the closest beach rather than the Naples city beaches, which are a longer drive north. Marco’s county beach lots charge at the meter or take a Collier County Beach Parking Permit and fill in season.

What does it cost to play golf in Naples as a non-member?

Green fees move with the season and the time of day, with in-season morning tee times costing considerably more than summer afternoons. Published rates at the public courses commonly start in the high forties and climb from there. Call the pro shop for the specific day you want to play, because posted rates go stale quickly.

Where to go from here

If golf is part of why you are moving here, decide which of the three structures you want before you look at a single house. It will narrow the search faster than any price filter.

If you want the course without the commitment, look at the unbundled communities and play the public courses for a season before you commit to anything. You can always join later. Getting an initiation fee back is much harder.

And if you want me to pull the association documents, the club obligation and the all-in monthly number on a specific address before you fly down, call or text me at (239) 350-2356. In a golf community, the documents matter more than the photographs.
