East Naples

East Naples covers the area east of the Gordon River and Naples Bay, principally the 34112 and 34104 zip codes. It holds the Bayshore Arts District, the Haldeman Creek boating corridor and Royal Harbor, and it is the closest thing the Naples market has to genuine value within a short drive of downtown.

How East Naples is laid out

  • 34112 runs along Naples Bay and Haldeman Creek and includes the Bayshore Arts District, Royal Harbor and the neighborhoods immediately east of downtown. This is where the waterfront and most of the redevelopment activity sits.
  • 34104 runs inland along Radio Road and Davis Boulevard, taking in Golden Gate City and a large stock of established, more affordable single family homes and condominiums.

East Naples is the part of the market where the gap between one street and the next is widest. That is an opportunity if you know which streets, and a problem if you do not.

The Bayshore Arts District

Bayshore Drive has been the most deliberately redeveloped corridor in the city, anchored by the arts district, Celebration Park, Ankrolab and the Naples Botanical Garden. It draws a different buyer than the gated communities out east: people who want to be near downtown, near the water, and in something with character rather than something matched to a neighbor.

Redevelopment corridors carry both sides of the trade. Values have moved, and there is still variability block to block. Walk it before you decide how you feel about it.

Boating and Haldeman Creek

Royal Harbor and the Haldeman Creek neighborhoods offer direct Gulf access without a bridge in many positions, which in Collier County is a genuinely scarce thing. For a buyer who wants a dock behind the house and a short run to open water, this area does something the newer eastern communities cannot.

Not every canal position is equal. Depth at low tide, bridge clearance on the route out, seawall condition and whether a dock and lift convey are all separate questions that need separate answers.

What the value actually buys

A dollar goes further here than in almost any other part of Collier County within fifteen minutes of Fifth Avenue South. What you are usually trading for that is age of construction, which means roof age, mechanical age and hurricane protection are the three numbers that decide whether a good price is actually a good price.

I price East Naples homes on the total picture: purchase price plus what it will take to get the roof, the windows and the systems where an insurance carrier wants them. Sometimes that math is excellent. Sometimes it is not, and I will tell you which.

What I tell buyers to check before they write

  • Roof age, HVAC age and whether there is impact glass or shutters. Get an insurance quote before the inspection period ends.
  • Flood zone, base flood elevation and any elevation certificate. Much of the waterfront here is in a mapped zone.
  • Prior storm history for the address, including any substantial damage determination on file with the county.
  • On a waterfront property, canal depth, bridge clearance to open water, seawall condition and whether the dock and lift convey.
  • Permit history, particularly on a flipped home, to confirm the work was permitted and closed out.
