Pelican Bay, Naples: The Beach, the Foundation, and What to Check

A Gulf beach in Naples, Florida, with a rock jetty and Gulf front buildings on the horizon

Pelican Bay

Nearly three miles of beach, reached by tram, with two restaurants on the sand and attendants who set out your umbrella. That is Pelican Bay, and it is the most complete beach arrangement of any community in Naples.

It is also the one people most often misunderstand, because "private beach" means three different things in three different Naples neighborhoods, and the difference decides whether you actually get to use it.

What Pelican Bay actually is

A master planned community in North Naples, in the 34108 zip code, running between US 41 and the Gulf of Mexico. Park Shore sits south across Seagate Drive. Vanderbilt Beach is north.

Inside it sits a large number of separate neighborhoods and associations, from Gulf front high rise buildings through mid rise condominiums, villas, coach homes and single family streets. Each of those has its own association and its own documents, which is the first practical thing to understand. When someone says they are buying in Pelican Bay, the building or neighborhood they are actually buying into governs most of what their ownership looks like day to day.

Over all of them sits the Pelican Bay Foundation, which is the master homeowners association, and which runs the things the community is known for.

The beach, and what "private" actually means here

The Foundation's own description is that the beaches stretch nearly three miles, divided into North Beach and South Beach. Both are staffed by beach attendants. There are loungers, umbrellas and cabanas, and there are sailboats and sea kayaks.

There are two restaurants on the sand. Marker 36 at North Beach and Sandbar at South Beach.

You reach them by tram. That matters more than it sounds, because the beach is separated from the residential side of the community by a mangrove preserve rather than a road. The tram is the connection, not a convenience laid over a short walk.

Access comes through the Foundation rather than through your individual building, which is why the arrangement holds together across so many different associations.

The three ways Naples does private beach access

This is the part worth reading slowly, because the phrase "private beach" appears in listings for all three and means something different each time. I have written up all three communities, and the contrast is the single most useful thing I can give a buyer comparing them.

  • Pelican Bay. The Foundation is the master association and it runs the beach, the tram and the restaurants. Access is structural. It comes with the community.
  • Park Shore. There is a private beach park, and it was donated to the Park Shore Association. But membership in that association is voluntary, which catches people constantly. An inland Park Shore address does not automatically carry beach access. I covered how that works in the Park Shore guide.
  • Marco Island. Residents' Beach runs on a membership through the Marco Island Civic Association, which is a separate thing again. The Marco Island guide covers it.

Three communities, three completely different mechanisms, one phrase in the listing. Ask which one you are actually buying.

What the Foundation runs

From the Foundation's own published description:

  • 26 hydro tennis courts and 20 outdoor pickleball courts across three locations, with professional instruction and organized play.
  • A fitness center with cardio, strength and core equipment, indoor and outdoor group classes, and certified trainers.
  • The beaches, with attendants, loungers, umbrellas, cabanas and beach wheelchairs.
  • Water activities inside the community, including kayaks, canoes and sailboats.
  • A community center and a social program of events and educational sessions.

Worth separating from a similar name: Pelican Bay Community Park is a Collier County public park and is not the same thing as the Foundation's facilities. If you are looking for courts you can use without living here, those are covered in the pickleball guide.

Golf is separate, and this trips people up

Club Pelican Bay is a private, member owned golf club. It is not the Foundation and it is not included in living here.

That is the same structural point I make about Royal Palm Golf Estates, at the opposite end of the price range: the golf and the homeowners association are separate entities, and you have to ask about them separately. Buying in Pelican Bay does not make you a member of Club Pelican Bay, and the club's membership terms are its own. Get them from the club in writing before you assume anything about access or cost.

The homes

Nearly everything. Gulf front high rise buildings, mid rise condominiums, coach homes, villas and single family streets, built across several decades of the community's development.

Because of that spread, two things matter more here than the community name. The first is which association you are actually joining and what its documents say. The second is the age and financial condition of the specific building if you are buying a condominium, which in Florida is now a document question rather than a feeling.

If it is a condominium, the milestone inspection report and the structural integrity reserve study are the most important pages in the file. Within three miles of the coast the milestone trigger is 25 years rather than 30, which catches a great deal of coastal Naples inventory. I wrote that up in the guide to milestone inspections and SIRS.

Dues, and what to confirm

You will generally be paying in two directions here: an assessment to the Pelican Bay Foundation, and dues to your own building or neighborhood association.

I am not going to publish a figure for either. The Foundation does not state a current assessment on its public pages, individual association dues vary enormously between a Gulf front tower and a villa street, and any number I printed would be wrong for somebody. Get both in writing, and get them together, because the total is what you actually pay.

Ask the same question about a Community Development District on the specific parcel. A CDD assessment arrives on the tax bill looking like property tax. The CDD against HOA guide explains the difference.

What the roads look like, and the drive

You are west of US 41 in North Naples, which is the part of the county with the least road left to build and the least room to grow. The practical effect is that your drives are short and your supply is fixed.

Waterside Shops sits at the community's southern edge, and Artis-Naples, which is the Philharmonic and the art museum, is immediately adjacent. Mercato is a short run north on 41. Downtown and Fifth Avenue South are south on 41, a longer trip in season than out of it.

Restaurants

Two of them are on your own beach, which is unusual enough to be the headline. Beyond that, Waterside Shops and Mercato carry the nearest concentrations, and the Vanderbilt Beach strip is close. My running list by area, with each entry confirmed open before it goes on, is in the Naples restaurants guide.

Schools

Pelican Bay addresses fall within Collier County Public Schools. Zoning is adjusted periodically and can differ by address even inside one community, so confirm the assignment for the exact property with the district rather than relying on a listing or on this page.

What I would check before writing an offer

  • Both sets of dues, in writing, together. The Foundation assessment and your own association's dues. One without the other tells you very little.
  • Which association you are actually joining, and what its documents say about rentals, pets, vehicles and renovations. These differ sharply between neighborhoods inside Pelican Bay.
  • If it is a condominium: the milestone inspection report and the structural integrity reserve study, plus the reserve position and any assessment the board has discussed but not yet levied.
  • Whether a CDD applies to the parcel, and if so the annual amount and when the bond retires.
  • An insurance quote inside the inspection period. On coastal construction the roof age, the opening protection and the building's own policy all move the number. The insurance guide covers what drives it here.
  • Club Pelican Bay terms from the club directly, if golf is part of why you are buying. It is a separate entity from the Foundation.

Common questions about Pelican Bay

Where is Pelican Bay in Naples?

In North Naples, Florida, in the 34108 zip code, running between US 41 and the Gulf of Mexico. Park Shore is south across Seagate Drive and Vanderbilt Beach is to the north.

Does Pelican Bay have a private beach?

Yes. The Pelican Bay Foundation describes beaches stretching nearly three miles, divided into North Beach and South Beach, staffed by beach attendants and reached by tram service. It is the most complete beach arrangement of any community in Naples.

What restaurants are on the beach in Pelican Bay?

Marker 36 at North Beach and Sandbar at South Beach, both operated for the community. Having restaurants directly on your own stretch of sand is unusual in Naples and is a large part of what the community is known for.

What is the Pelican Bay Foundation?

It is the master homeowners association for Pelican Bay, run by a community elected board. It operates the beaches, the tram, the beachfront dining, the racquet facilities, the fitness center and the community's social program. Individual buildings and neighborhoods inside Pelican Bay have their own separate associations on top of it.

Is golf included in Pelican Bay?

No. Club Pelican Bay is a separate private, member owned golf club. Buying a home in Pelican Bay does not make you a member of it, and its membership terms and costs are its own. Confirm them with the club directly.

How do you get to the beach in Pelican Bay?

By tram. The beach is separated from the residential side of the community by a mangrove preserve rather than by a road, so the tram is the connection rather than a convenience added to a short walk.

What amenities does the Pelican Bay Foundation run?

By its own published description: 26 hydro tennis courts and 20 outdoor pickleball courts across three locations, a fitness center with trainers and group classes, the two beaches with attendants and equipment, kayaks, canoes and sailboats for use within the community, and a community center with a social and educational program.

How is Pelican Bay beach access different from Park Shore?

In Pelican Bay the beach is run by the master association and access comes with the community. In Park Shore there is a private beach park, but membership in the Park Shore Association is voluntary, so an address alone does not guarantee access. They are different mechanisms despite both being described as private beaches in listings.

Where this comes from

The beach length, the North and South Beach division, the beach attendants, the tram, the two beachfront restaurants by name, the racquet court counts, the fitness center and the water activities all come from the Pelican Bay Foundation's own published description of its facilities.

Two things I deliberately did not print: a Foundation assessment figure and individual association dues. The Foundation does not state a current assessment publicly, and association dues vary too widely between a Gulf front tower and a villa street for a single number to be honest. Get both in writing for the specific property.

Nothing here is legal, tax or insurance advice. Dues, assessments, club terms, insurance and school assignments all change and must be verified for a specific property at the time of purchase.
